How to Use This Calculator
Enter your room's square footage and select your ceiling height. Higher ceilings hold more air volume, so they require more cooling capacity. Sun exposure matters a lot. A south-facing room that gets direct afternoon sun all summer needs more BTU than an identical north-facing room.

How Mini Split BTU Is Calculated
Base BTU = Room square footage x 25
25 BTU per square foot is the standard HVAC baseline for moderate climates with 8-foot ceilings and average insulation.
Adjustments applied:
- Ceiling height above 8 ft: multiply by 1.1 (9 ft) or 1.2 (10+ ft)
- South-facing or heavy sun exposure: multiply by 1.1
- Poor insulation: multiply by 1.15
- Occupants above 2: add 600 BTU per additional person
Example: 300 sq ft room, 10-ft ceiling, south-facing, 3 occupants.
Base = 300 x 25 = 7,500 BTU. After ceiling factor (x1.2): 9,000. After sun (x1.1): 9,900. Extra occupant: +600. Total = 10,500 BTU. Nearest standard size: 12,000 BTU unit.
Mini Split Sizing Examples
- Small bedroom, 150 sq ft, north-facing, good insulation: 150 x 25 x 0.9 = 3,375 BTU. A 9,000 BTU unit covers this comfortably with margin.
- Open-plan living room, 500 sq ft, partial sun: 500 x 25 x 1.05 = 13,125 BTU. Choose an 18,000 BTU unit, or split the zone across two 9,000 BTU heads if the layout allows it.
- Three-room multi-zone: 150 + 300 + 120 sq ft: Individual BTU totals around 3,375 + 7,500 + 3,000 = 13,875 BTU combined. A 18,000 BTU condenser handles this with one outdoor unit driving three air handlers.
Frequently Asked Questions
What happens if I buy a unit that is too large?
Oversized mini splits short-cycle. They cool the room quickly, shut off, then restart when the temperature rises again. The problem is that short cycles do not run long enough to dehumidify the air properly. In a humid climate, this leaves you with a cool but clammy room. Match the BTU to your room as closely as possible.
What are standard mini split unit sizes?
Mini split units come in standard sizes: 9,000, 12,000, 18,000, 24,000, and 36,000 BTU. A 12,000 BTU unit is one ton of cooling. Most single-room residential applications fall between 9,000 and 18,000 BTU. Multi-zone condensers go up to 36,000 and 48,000 BTU for whole-house coverage.
How many air handlers can one mini split condenser support?
Most residential multi-zone condensers support 2 to 5 air handlers. The total BTU of connected air handlers should not exceed the condenser's rated capacity. A 36,000 BTU condenser can typically run 4 air handlers adding up to 36,000 BTU total, with some overhead factor built in.
