The Base BTU Sizing Rule

As a general rule, a standard room requires 25 BTU per square foot of living space. Multiply room length by width to find square footage, then multiply by 25.

Worked Example with Room Adjustments

Consider a 300 sq ft living room (15 ft x 20 ft) with 10 ft ceilings, south-facing sun exposure, and 3 regular occupants:

  1. Base BTU: 300 sq ft x 25 = 7,500 BTU
  2. High Ceiling Adjustment (10 ft): Add 10% (+750 BTU) = 8,250 BTU
  3. Sunny South Exposure Adjustment: Add 10% (+825 BTU) = 9,075 BTU
  4. Occupancy Adjustment (3 people): Add 600 BTU for the 3rd person = 9,675 BTU

Since ductless mini-splits are manufactured in standard size classes (9,000, 12,000, 18,000, 24,000 BTU), round 9,675 BTU up to a standard 12,000 BTU (1-ton) unit.
