How to Calculate EPDM Roofing Materials Needed
EPDM (ethylene propylene diene monomer) rubber is the gold standard material for flat and low-slope residential and commercial roofs. Installing EPDM waterproofing requires accurately ordering not just the main rubber membrane rolls, but also bonding adhesive, seam tape, and lap sealant.

Step 1: Calculate Net Roof Area and Waste Allowance
Measure your flat roof length and width in feet. Multiply them to find the net square footage, then add a 10% waste factor to account for wall perimeter overhangs and cutting overlap.
For example, consider a 20 ft by 30 ft flat garage roof:
- Net roof area: 20 ft x 30 ft = 600 sq ft
- Adding 10% waste allowance: 600 x 1.10 = 660 gross sq ft
Step 2: Calculate Membrane Roll Requirements
EPDM rubber rolls come in standard widths of 10 ft, 15 ft, and 20 ft, usually 50 ft long. Using 15 ft wide rolls on a 600 sq ft roof (15 x 50 = 750 sq ft per roll) requires 1 full roll.
Step 3: Estimate Adhesive, Seam Tape, and Sealant
Complete membrane installation requires accessory supplies:
- Bonding Adhesive: Standard coverage is 60 sq ft per gallon. For 660 gross sq ft: 660 / 60 = 11 gallons (or two 5-gal pails plus one 1-gal container).
- Seam Tape: Running one horizontal seam along the 30 ft length requires 30 linear feet of 3-inch or 6-inch seam tape.
- Lap Sealant: One tube covers approximately 100 linear feet of exposed seam edge (1 tube needed).
